You can’t Time the Market…but can you Tile the Market?
As we had mentioned previously, the ladies of MAJ indulged in their inner design geeks when they discovered that two of their favorite local tile makers launched new (GORGEOUS) collections. Since we've had the fortune of listing several mid-century homes (like this one, this one, and this one), we've learned that updates like strategic tile placement can transform spaces without breaking budgets. A single statement wall in the powder room with zellige or terrazzo-inspired tile creates an instant wow factor, while an outdated kitchen backsplashes get new lease (or purchase) on life with some updated subway tiles in herringbone or vertical patterns that feel fresh yet timeless.
Hardware might seem like just a detail, but it's the jewelry of interior design! Swapping builder-grade cabinet pulls for brass or matte black options can instantly elevate the space, while mixing metals – brass hardware with satin faucets – adds sophisticated depth that feels lived-in and photographs beautifully.
Lighting and paint, in our humble opinion, are like shoes. It can make or break the outfit! Deep accent walls in rich gem tones have had our hearts as of late and paired with warm and architecturally-appropriate lighting fixtures will make rooms feel larger and more luxurious. Wallpaper adds instant impact too – a single accent wall or powder room with some geometric patterns or botanical prints transforms bland spaces into swoon-worthy moments that create emotional connections with buyers (and everyone else for that matter).
As realtors, we've learned that our role goes far beyond a contract, deadlines or spreadsheets – we're curators of possibility, helping buyers envision their future lives within these walls. Every design choice we make is intentional, crafted to spark that crucial affinity that turns a house tour into a love story. We understand that buyers don't just purchase square footage; they invest in dreams, memories yet to be made, and that indescribable feeling of "home."
The beauty of these small design interventions lies not just in their affordability, but in their power to transform how you experience the home. Not to be dramatic, but we’re not just updating surfaces – we're creating moments of joy and a recognition that help facilitate and foster a relationship to that space. At the end of the day, the homes that sell quickly and for top dollar aren't necessarily the ones with the biggest budgets behind them, but rather the ones that evoke the sentiment that “hey, I can picture myself here and it feels right.”
Pride of ownership is a powerful phenomenon, and when we present a home that buyers would be excited to show off to their family, guests, and Instagram followers, we can generate multiple offers that lead to fantastic outcomes for our seller clients.
No tile and error with MAJ realtors, just a wealth of experience, a passion for prep, and from time to time, a cringy mom pun or two
