This week in real estate, we represented two buyers in writing offers.
One won in a resounding a fabulous victory - an honest and earnest offer that impressed the sellers and secured their forever home. Their offer wasn’t the highest, but their terms were the best and with some savvy networking and utter professionalism, we are thrilled to bring this one home for them (Get it? Bring it home? Okay, I’ll stop).
On the very same day, we represented buyers on an offer in Alameda. This was their first offer, and as to be expected, there was a learning curve. Their victory was within striking distance, but they were clear about their priorities and where to lay their precious funds, and in a competitive multi-counter offer scenario, they declined to make a winning offer.
When we informed them of the outcome, their response was: “We look forward to our next adventure…”
Losing a home is a bummer. No one likes to lose. Especially because making an offer is time consuming and can be an emotional rollercoaster! Not only are you betting your financial future on an asset, but you’re banking your ambitions to grow, thrive, host Thanksgiving meals, trick-or-treat, or create a family on the possibility of home.
No one understands that this isn’t all about houses more than us.
But we also know that losing can be instructive and productive. From a loss, you can learn so much about the process, about how to conduct more insightful due diligence to satisfy your material questions, and about how to be competitive on offer day. We can coach, guide, and advise you all day long, but sometimes it’s that lived experience that will teach you more than we ever could in a phone conversation or on tour.
For that reason, we will never discourage you from trying. Even if a home feels like a long-shot, we know that something good can come out of the experience of writing an offer. We aren’t those agents that talk you out of it, just because we think a win is unlikely! Moreover, you should only write an offer on a home if you would actually be excited to secure it because…you never know.
It’s only a lost opportunity if you never try…”you lose 100% of the homes you never make an offer on”, as they say. So be like our clients today and see each offer as another adventure. We do! And we hope to help you find your way home, as well.
